FAQ’s About Bookings & Cancellations
Q: Can we come for a short break?
A: Yes! We only do weekend breaks. Friday to Sunday and Friday to Monday. If you want a little longer, please get in touch.
Q: We would like to view prior to booking?
A: Please contact us, generally this would have to be mid week as weekends are busy with guests.
Q: When will I receive confirmation of my booking?
A: Once a booking has been placed online you will receive email confirmation. If you require this in writing please let us know.
Q: When is my deposit & balance due?
A: We hold a booking made via our website for 7 days, within this time a deposit payment should be made. Balances are due 8 weeks or more prior to arrival.
Q: What is the security deposit?
A: The security deposit is in place to cover any damage caused during your stay. A security deposit is refunded within 21 days prior to departure.
Q: Whats included in the price?
A: Sole hire of Brailsford Mill, use of the extensive grounds, bed linen, tea towels and cleaning products. We don’t provide hand/bath towels.
Q: Do you include holiday insurance in the price?
A: Holiday insurance is not included. This should be provided by yourselves to cover cancellation, loss and damage of your property and loss and damage of our property also.

FAQ’s About Brailsford Mill
Q: What are arrival & departure times?
A: Arrival time on Friday is 4pm. Departure time on Sunday is 4:30pm and on a Monday its 10:30am.
Q: Where can I collect the keys?
A: The keys are kept in a key safe on arrival. Arrival details are sent out 1-2 weeks before arrival.
Q: How many car parking spaces are there?
A: We have ample parking for up to 10 cars.
Q: Is your property suitable for wheelchairs?
A: The nature of the property makes it difficult. Please contact us to discuss if we can provide the right accommodation for wheelchair users.
Q: Is the property suitable for children?
A: Brailsford Mill is great for children, although we ask adults to supervise them outdoors.
Q: Is there any infant equipment?
A: Yes, there are 2 cots and 2 highchairs at the Mill.
Q: Do you allow pets?
We allow 2 well behaved dogs, we charge a small fee of £22 per pet.
Q: Can we have extra people than the 22 capacity?
A: We cannot allow above the maximum capacity. This is for insurance and safety reasons.
Q: Do you have central heating?
A: The Mill is fully central heated by a gas boiler. There are also auxiliary heat pumps for additonal heating in the kitchen and lounge.
Q: How big is the dining table?
A: The table can seat up to 22 guests. There is an additional table which fits on the end for extra space.
Q: Is the kitchen fully equipped for large groups?
A: The kitchen is comprehensively equipped for large groups. Plenty of crockery, pots, pans, cafetieres and pyrex etc.
Q: Do you provide towels?
A: We don’t provide bath or hand towels. Please bring your own!
Q: Do you have Wi-Fi?
A: Wi-Fi is provided throughout the property, although speed cannot be guaranteed.
Q: Can we hire outside caterers?
A: Yes, we can provide you with a list of outside caterers who have been used and recommended.
Q: Are we allowed to set fireworks off?
A: Unfortunately due to farm animals and horses being within close proximity, fireworks are not permitted.
Q: Can we fish in the ponds?
A: Fishing is not permitted but there are ponds locally where a permit can be purchased for day fishing.
FAQ’s for Parties & Functions
Q: Do you allow hen/stag groups?
A: We welcome relaxed Hen and Stag groups. All night parties are not permitted.
Q: I would like my Wedding Reception at Brailsford Mill…
A: We can’t allow wedding receptions due to the logistics of the property and the impact on the neighbours.

Q: Where is the closest hospital?
A: The nearest hospital is Derby Royal.
Q: Where is the closest airport, bus station and train station?
A: The closest airport is East Midlands, bus station is Ashbourne or Derby and the nearest train station is Derby.
Q: Are there any pubs locally?
A: There are two local pubs. The Rose and Crown in Brailsford village and The Yew Tree in Ednaston. Both are a 15 minute walk and both do food.
